Keep the lining in your own pockets

Do you want to upgrade your home to something bigger or move to a more upmarket area? In the current climate, you’re going to want to make use of every single penny of equity you have.  Buyers  often work out how much they will have to spend when they’ve sold at the best possible price and then added the additional sum they can look to borrow. They need to factor in the actual cost of moving but may well underestimate how much this will cost.

The traditional approach of Estate Agents asked to sell a property is to charge the seller a percentage of the agreed price as a fee for their services. This can vary but is often 1.75% or even more and VAT will be added on top.  Although it is in the customer’s interests to get as much as possible for the property, the agent too will benefit from this and there may be some reluctance to suggest accepting a lower price to sell faster. This method will also result in a sizeable chunk of money being taken out of the pot, potentially leading to either a shortfall on purchasing the new home or an extra sum on the mortgage.

But what if there were a better way? Well, actually, there is!

You could sell your home by coming to us and using Front Estate Agents. This exciting new method of marketing your home allows you a choice of options. The fee is capped at £995 and includes VAT and also an Energy Performance Certificate (EPC). Pay this upfront and we market your home until it is sold. Alternatively, you could pay £20 upfront and defer the £995 fee for 9 months or until the property is sold, whichever happens first. VAT and an EPC are still included!

Of course, if you really want to, you can choose to pay 1% plus VAT on completion of the sale of your property but whichever option you choose, this scheme represents extremely good value for money when compared to the charges of traditional high-street Estate Agents.
